About The Reach
The Reach at Piccadilly is an upscale hotel in Manchester city centre, part of Marriott’s Tribute Portfolio collection. It combines 215 guest rooms and 8 suites with an all-day restaurant and bar (Lock 84), event and meeting space, and a coworking offer, all set inside an 11-storey building on the Rochdale Canal. The design draws on Manchester’s industrial and canalside heritage, blending contemporary comfort with nods to the city’s cotton, wool, and coal trading past.

Yes. The Reach is a Tribute Portfolio Hotel, one of Marriott International’s boutique lifestyle brands for independently minded properties with strong local character. The Reach is owned by Molo Hotels (Molo Hotel Group) and operated by Lighthouse Hotel Management, under Marriott’s Tribute Portfolio brand. The hotel was the fifth UK opening for the two companies, which also operate properties in Aruba and Rome, and opened in July 2024 as part of the wider regeneration of Manchester’s Piccadilly Basin.
The Reach is led by General Manager Peter Nye, who has overseen the hotel since it opened in July 2024. Peter and the wider team focus on bringing Manchester’s pioneering, understated character to life throughout the guest experience — from Lock 84’s locally sourced menu to the hotel’s canalside design and its links with independent Manchester producers.
The Reach opened in July 2024 inside a converted 11-storey building overlooking Lock 84 on the Rochdale Canal. Designed by ICA Studio, the interiors reference materials historically carried along Manchester’s canals — coal, cotton, timber, wool, limestone, and salt — alongside brass detailing inspired by boat railings and artwork drawn from the waterway’s history. The result is a nautical, industrial-heritage look built around the city’s canalside past.
“The Reach” is a canal term: a reach is the stretch of water between two locks, or between two bends in a waterway. The hotel sits directly beside Lock 84 on the Rochdale Canal, with views over that stretch of water from the restaurant and many of the guest rooms. The name reflects both the calm of that stretch of canal and the sense of arrival it represents — a place to rest, reflect, and rise up to meet the day.

Check-in is from 3:00 PM and check-out is by 12:00 PM (noon). The minimum age for checking in is 18. The property is smoke-free throughout. The Reach has seven room categories: City Cosy, Deluxe Double, Deluxe Twin, Deluxe Double with Balcony, Junior Suite, the Rochdale Suite, and the Jessop Family Suite. Junior Suites and the Rochdale and Jessop Suites sleep up to 4 guests (king bed plus a double sofa bed in the two suites), while the other room types are designed for up to 2 guests. The Reach doesn’t have a swimming pool or spa, but guests have complimentary access to an on-site fitness centre throughout their stay. If a pool is essential to your trip, it’s worth checking directly with the hotel, as facilities can be updated over time.

Getting There & Parking
The Reach doesn’t have its own on-site car park or EV charging. Instead, it has a partnership with Q-Park Piccadilly Place, just a couple of minutes’ walk away, which has 583 spaces including 30 disabled bays and 10 EV charging points, with a drive-through height limit of 2.15m. Guests get a 20% discount using code REACH20 when parking is prebooked and prepaid.
Manchester Airport is about 10 miles from The Reach, roughly a 23-minute drive depending on traffic. The hotel is also well connected by train, with a direct rail link from the airport into Manchester Piccadilly station, a 90-second walk from the hotel.

Policies & Accessibility

Getting to Manchester's Stadiums, Arenas & Airport
The easiest option is the Metrolink tram. Take the Altrincham (Purple) Line from a city-centre stop such as St Peter’s Square or Piccadilly Gardens, both a short walk from the hotel, direct to the Old Trafford stop — journey time is around 18 minutes, with trams roughly every 10 minutes. Single fares are a few pounds and cheaper with contactless pay-as-you-go. On matchdays or event days, allow extra time for busier trams and crowds around the stadium.
The quickest route is by tram: take the Ashton-under-Lyne (Ashton–Piccadilly) Metrolink line from the city centre direct to the Etihad Campus stop, right next to the arena — journey time is about 10 minutes, with trams running every 6 minutes and later services on Friday and Saturday nights. Alternatively, it’s a signed 25-minute walk from Piccadilly Station along the step-free CityLink route (look for the blue lampposts). Taxis and rideshares typically drop off on Edwin Road, using postcode M11 3ER.
Like Co-op Live, the Etihad sits on the Etihad Campus, so the Ashton–Piccadilly Metrolink tram from the city centre to the Etihad Campus stop is the most direct option, taking around 10 minutes with trams every 6–10 minutes, followed by a short walk to the stadium. The 216 bus towards Ashton-under-Lyne is a further alternative, stopping at Etihad Stadium Stop E, about a 6-minute walk from the ground.
The AO Arena sits inside the Victoria Station complex, on the opposite side of the city centre from The Reach. It’s roughly a 15–20 minute walk, or you can take a tram from a city-centre stop (changing at St Peter’s Square if needed) direct to Victoria Station, or use Manchester’s free CityLink bus, which links Victoria with Piccadilly and other central stops.
Direct trains run from Manchester Piccadilly station to Manchester Airport roughly every 10 minutes throughout the day, with a journey time of around 13–22 minutes depending on the service and number of stops. As the hotel is about a 90-second walk from Piccadilly station, the train is generally the quickest and most convenient option. By taxi or car, it’s about 10 miles and roughly a 23-minute drive, depending on traffic.
